Construction Methods Overview

Global Construction & Development Corp. is knowledgeable and experienced in Owner's Representative/Project Management, Design-Build delivery methods, and traditional Design-Bid-Build. We believe it is important that our clients know their options for procuring design and construction. As explained below, both systems have advantages and disadvantages and should be carefully considered before renovating an existing facility. As can be noted, the Design-Build option is most advantageous to the owner in keeping the responsibility and costs in check.


Owner's Representation/Project Management

Pros:
  • Most cost effective for the owner
  • Prepare the design development process to ensure project scope is achieved
  • Budget the overall project (including FF&E and other non-design/construction related costs)
  • Manage the bidding process
  • Assist with jurisdictional reviews and project related mitigation issues
  • Complete project close-out and occupancy
  • Handle move management and relocation
  • Owner has more control throughout the stages of the project
Cons:
  • More time required from owner
  • Possibly more change orders from owner
















Design-Build

Pros:
  • Single point of responsibility for both design and construction
  • Time saved without a bidding process
  • Owners get an enforceable price for construction early in the project
  • The contractor can negotiate subcontracts so the owner can benefit from reliable subcontractors
  • Cheaper Front End Costs
  • Limited Change Orders
Cons:
  • Not Competitive
  • No "Agent"
  • Limited Solutions
  • Contractor can still be a pricing service








Traditional Construction

Pros:
  • Competitive bidding process
  • Easy to manage, universally understood
  • Defined project prior to bid
  • "Apples to Apples" approach
  • Architect Works as Agent to Owner
  • Design Integrity
  • Multiple Solutions
Cons:
  • Change orders are common
  • Multiple points of responsibility in design and construction, possible finger pointing
  • Quality verses costs for contractors
  • Owner cannot prequalify
  • Materials & Specs can be created in a vacuum
  • More expensive front end costs
